How to use the roof replacement cost calculator

  1. Enter the house size. Use the outside length and width of the house, including an attached garage if it shares the roof. Add the eave overhang.
  2. Choose the pitch. A steeper roof has more surface and costs more. Not sure? Use the roof pitch calculator.
  3. Pick the material. Each material has a typical installed price range per square foot of roof.
  4. Set complexity and tear-off. Hips, valleys and dormers add labor and waste. Each extra old layer that has to come off adds about $1 per square foot.
  5. Compare a quote. If a roofer gave you a price per square foot or per square, enter it to see the total for your roof.

How the estimate is calculated

Roof area = (length + 2 × overhang) × (width + 2 × overhang) × pitch multiplier
Cost = roof area × price per sq ft × complexity + extra tear-off

The pitch multiplier is √(1 + (pitch ÷ 12)²): 1.118 for a 6/12 roof. Roofers often quote per square, which is 100 sq ft, so $550 per square is $5.50 per sq ft.

Roof replacement cost by material

MaterialInstalled per sq ftPer squareTypical life
Asphalt 3-tab$4.00 - $5.50$400 - $55015 - 20 years
Architectural asphalt$4.50 - $7.00$450 - $70025 - 30 years
Metal panels$6 - $10$600 - $1,00040+ years
Standing seam metal$10 - $16$1,000 - $1,60050+ years
Wood shakes$7 - $13$700 - $1,30025 - 35 years
Concrete tile$9 - $15$900 - $1,50050 years
Clay tile$12 - $22$1,200 - $2,20050 - 100 years
Slate$15 - $30$1,500 - $3,00075 - 150 years

These are typical national ranges for 2025-2026 and include labor, underlayment, flashing, cleanup and removing one old layer. Coastal cities and areas after big storms often run higher.

Worked example

A 50 × 30 ft house with 12 in eaves has a 52 × 32 ft footprint, or 1,664 sq ft. With a 6/12 pitch the roof is about 1,860 sq ft (18.6 squares). With architectural shingles at $4.50 to $7.00 per sq ft on a simple roof, a new roof costs about $8,372 to $13,023, with a typical price near $10,697. The same roof in standing seam metal would be about $18,600 to $29,800.

Frequently asked questions

How much does it cost to replace a 2,000 sq ft roof?

A 2,000 sq ft roof (20 squares) with architectural asphalt shingles typically costs about $9,000 to $14,000. Metal runs about $12,000 to $32,000 depending on the panel type.

How do I calculate the size of my roof?

Multiply the house footprint including overhangs by the pitch multiplier. A 6/12 roof has a multiplier of 1.118, so a 1,664 sq ft footprint has about 1,860 sq ft of roof.

What is a roofing square?

A square is 100 square feet of roof surface. A price of $600 per square equals $6.00 per square foot.

Is it cheaper to roof over old shingles?

Laying a second layer skips tear-off and can save about $1 per square foot, but many codes allow only two layers, it adds weight, and it can shorten the life of the new roof and affect the warranty.

How long does a roof replacement take?

Most asphalt shingle roofs on a single-family home take 1 to 3 days. Tile, slate and complex roofs can take a week or more.
